A developer has put forward plans for up to 450 homes in Hoo.

Taylor Wimpey is proposing to build a housing estate on arable farmland in Main Road.

The 31-hectare site is bordered by A228 Peninsula Way and the Hundred of Hoo Academy.

Reports submitted by the developer show the agricultural land is mostly ‘moderate quality’ and a further 21% is ‘good quality’.

The scheme would also include up to 500 sqm of retail space, a community hall, public open space and outdoor sports facilities.

Buildings would reach a maximum height of three storeys, and will be delivered as terraced, semi-detached and detached houses as well as apartment blocks.

Vehicle access will be created by new entrances connecting to the Main Road roundabout and Ratcliffe Highway.

The developer has also held discussions with Arriva to divert the 191 bus service through the site.

Details such as the design, landscaping and car parking will be submitted at a later stage under a reserved matters application.

A previous application for up to 475 homes was refused by Medway Council’s planning committee in 2015, due to concerns over the principle of development, sustainability and landscape.

Taylor Wimpey lodged an appeal against the decision, but it was dismissed by a government inspector in 2016.

A decision on the latest planning application is due by 2 January 2025.

If given the go-ahead, building work could begin a year later and reach completion by 2033.
